Financial Report:
Operating: $77,831.93
Reserve: $57,282.93
Sam moves to transfer $6,200.00 from the operating account into their general reserve account, motion seconded by Krista, all approved. Haylee will get this transfer completed.
Brad would like to consider opening a high yield or CD account for the HOA. He will do some research on different bank options and report back what is found. It would be nice to have the accounts earning higher interest.

Annual Meeting Follow Up:
Owners expressed concerns regarding the street sign that was removed from 27th. There is excess speeding and traffic, causing a serious safety concern. Brad will get in touch with Nick Ross and see what can be done.
There is a tri-plex in Meadow Creek that has only been paying dues for one lot. Haylee and Sam will be reviewing the Covenants and Bylaws to see if we are able to charge each unit HOA dues.
There is a proposed development to the West that owners are concerned about and seeking more information on. Sam is going to call the COB and see what info he can find.
The developer for Gran Cielo II would like to hold another informational meeting for Meadow Creek owners again. The proposed date is 2/26 at 6:30PM. Brad will send further details to Haylee to email out.
Open Floor:
Once the weather improves, the BOD and Haylee will walk MC to make a list of fences in need of repair and dead trees. Haylee will email MC the cost share info for the COB once it is live on their site.

Brad Thome, Krista Pancich and Josh Strissel present from the HOA Board. Haylee Marston present with Legacy Properties.
2023 Annual Meeting minutes were unanimously approved.
Meadow Creek HOA Board Report:
In 2024 we added some signage to the trails, reminding those who use the trails that they are private property and to put pets on a leash. Three signs were added at locations identified by the board.
Additionally, we added deer fencing to some of the newly planted trees and tree guards.
Tyler electric replaced a few lights and now have added shields to the lights that are extremely bright. On the new heads, we can adjust the lighting as needed. They should all be dimmed now but the board reminds owners to reach out to Legacy with any concerns.
Common Area Maintenance:
Advantage Land Care is the lawn vendor and has been for numerous seasons. They continue to offer a competitive bid so the Board has chosen to use them. They provide prompt service and we appreciate their work.
Morrison Design and Landscaping is our snow removal again this season. They provide quality service to our HOA. A few owners commented that the vendor is creating berms at the edge of driveways during big storms.They need to move their blade to not push it in the alley. They also are arriving late or neglecting the HOA. Haylee will send an email over to Morrison to get the quality of service improved.
As a reminder, the neighborhood is welcome to bring suggestions to Legacy and the board regarding snow removal.
The city of Bozeman plows the “emergency” streets first. That is why other streets are not plowed when it storms right away. The city is understaffed and underfunded in the transportation department.
Gran Cielo II Update:
When the development was proposed, the adjacent neighbors created a protest to the city addressing the neighborhood's concerns. This is a high density project. During the planning meeting, they went through each point and had a counterargument. Nearest to Meadow Creek, it will only be single family homes. The inner part will be higher density housing/projects. They are still in the initial design phase, several more reviews to go through. They plan to meet with Meadow Creek again before approval. Construction for the infrastructure will begin at the soonest end of 2025, home potentially the following year. Stucky will be re-graded and brought to city standard. Two lanes will be going in by Grace Bible as well.

2024 and 2025 budget review:
Brad presented the annual budget to the HOA. In 2024 we had a net income of $10K.
Brad reviewed each line item of the budget for further explanation. Our HOA dues are $360.00 per year. The HOA board tries really hard to maintain this dues amount and keep them the same. Total income of the HOA of $68,104.44, total expenses were $57,948.36. The major expenses for the HOA are management fees, mowing, snow removal, postage and weed control.
To save costs, the HOA board would like to consider mowing bi-weekly in the drier months. The general census is that owners would be okay with that to save costs. Our mowing costs for 2024 were $13,650.00. We were over budget for the lawn this year.
We tried to bid the trail maintenance to add rock to the trail but it is extremely expensive so we decided to hold out on resurfacing at this time.
Board of Directors:
There are 3 vacancies on the HOA board, the three candidates are Brad Thome, Josh Strissel and Keith Weinheimer.
Each candidate provided a brief bio for themselves. A ballot will be passed out for each house to take a vote. Please mark your vote for the 2025 budget and this year's candidates. Haylee will grab the ballots once you have completed them.
